A notice of Lis Pendens means that someone is planning to sue the property owner. They are putting the world on notice that they either have an interest in the property, or that the property is an asset that may be attached to satisfy a judgment. Your question is unclear as to the obligation of the Defendant. A contractor who supplied materials and services, but did not get paid, often files a lis pendens on the property. This way, if the owner never pays the contractor, eventually the contractor will get paid if the property is sold, in order to clear the title.
