Legal Question in Real Estate Law in Florida

Realtor didn't put in contract a stipulation we would not buy house if it didn't appraise for offer . He also told us In Florida a 1,000.00 for Earnest money was not enough we should put 10,000.00 or more . The house appraised was 25,000 under offer . The buyers realtor and ours is not letting us sign a release and threatening to keep our earnest money . There is nothing in writing from us or the sellers on what needs to be done or what their losses are . Instead threatening Arbitration and running up more cost by doing so. WE want to hear from sellers that they plan on not lowering price and let us lose of the deal . We are to close the 8th of Sept and Nothing is getting done or settled what should we do and what is the true way to get this done

You should have had an attorney all along. You cannot rely on a realtor to protect you legally. Your contract controls your rights and obligations. Hire an attorney now to review it and give you the roadmap for how to handle the issues.
