What is the smallest dimensions a residential lot can be in Pinellas County that you can build a dwelling on? And for lots smaller than this, what options would a property owner have to utilize the lot?

The minimum lot size depends on the zoning. For example, if the lot is zoned R-3, a single family residence may be built on a site with a minimum area of 6,000 sq. ft. (at least 60 ft. in width and 80 ft. in depth). If your minimum lot size is smaller than the permitted minimum area for the zoning, you can apply for a variance, but there is no guarantee the variance will be granted. To determine what your property is zoned, you can look on the General County Map (http://gis.pinellascounty.org/). If you are planning to build a structure, you should contact Pinellas County Building & Development Review Services to discuss your plans and determine what permits you will need (http://www.pinellascounty.org/build/default.htm).
