Deed/Will

three names (father, mother, son) are on house deed with wording ''joint tenants with rights of survivorship''. If son outlives parents can parents stipulate in their will ''if house is sold divide proceeds 3 ways between 3 children''? Wouldn't the son who is only surviving person listed on deed own the house with no obligation to split proceeds with anyone?
