real estate beneficary

If a person is left a house with a small mortgage still left on it, who pays the mortgage off, the Estate or the person receiving the house? Also,is the person, who is not a family member, who is left the house be able to read the will, the whole will, not just the part that is about that person? Could the Executor show the will to the beneficaries or is it always up to the attorney to read it to the people?

1. Depends on the will.

2. If the will has been filed for probate, you read it at the court house.
