Legal Question in Landlord & Tenant Law in Georgia

Am i entitled to receive my $250 deposit back after filling out an application and being approved to lease an apartment, however the rental amount of $830 is not stated on the Lease; instead the "market rate" of $970 is!! the $830 is on an Addendum, however, no mention of this addendum is anywhere on the actual Lease. All increases, late payments, etc. are based on this market rate. I refused to sign the Lease and requested my deposit back. They refuse and I would like to take this company to court. What are my chances? (Atlanta, Georgia)

It depends on the exact wording of the application and documents, but from your post your rent is exactly what you expected in the application. If you don't want a late fee, don't be late. If you don't want to sign a new lease at the end of the original term, whatever the amount, you don't have to. If you pay your rent on time, presumably you pay $830 a month (assuming that is what the agreements say).
