my grandparents gave me verble permission to use a spot on their land. i have been their for about 5 years, put in a driveway , built a 20' x 40' building, plus countless hrs. of labor. now they want me to leave. do i have any rights to stay on that property?

You might have the right to stay for the 60 days notice period required in the eviction/dispossessory process. However, since you apparently knew that you did not own the land (which would require written documents), building improvements is generally done at the tenants own risk. Had you wanted protection, you should have purchased the land or entered into the appropriate agreement for a certain period of time.
