Legal Question in Landlord & Tenant Law in Georgia

I live in a duplex complex. When we moved in we gave the landlord a list of repairs and was told that they would take care of them. One of the main issues was the leaking toilet in which we called the landlord numerous times about it and each time they would send a handyman. After about the 7th time the toilet leaked into the second bedroom closet and destroyed everything that was on the floor. Also the kitchen ceiling is leaking and there is a leak behind the bathroom wall causing the paint to bubble. The original landlords turned the complex over to a realty company in September. Since April I have been asking what they were going to do regarding my items that were damaged due to the faulty repairs and each time they threaten eviction because we have not paid rent because of all the repairs. I emailed and asked the landlord to advise about the damaged items and the leaks and her response was a dispossessory warrant.

Your obligation to pay rent and the damage caused by the water are two separate issues. So, the landlord may evict you for non-payment of rent, but you would also have a claim against the landlord for any damage sustained from the leaks.
