Legal Question in Landlord & Tenant Law in Georgia

New Property, Renters not paying

I bought my first investment property near my house. I had much interest from people wanting to rent, I rented to an acquaintance. I didn't do what I had planned (check references, etc) since I knew him and now he has moved in with his family, the deposit check bounced and he is late with the first months rent. Any advice? If the rent is not paid in 10 days I need to start a legal process.

Re: New Property, Renters not paying

Firstly, you need to verify your rights and the tenants' obligations in the lease agreement. Then, you need to give proper notice of their breach and resulting termination by you as the landlord. Next, if they do not vacate the property by the move-out date, you may file a dispossessory (eviction) in magistrate court.
