Legal Question in Landlord & Tenant Law in Georgia

Hi, I have a tenant who his contract expires at th end of July. He wants to leave at the end of August. I want him out of the property at th end of July so that I can show it to prospect tenants. (School starts in August and it may not get it rented later than that).

I told him either vacate the property by July 31, 2011 or sign the lease for another year.

Please tell me what should my course of action be wit this tenant?

If the lease addresses the issue regarding notice at the end of the initial lease term, you should abide by those rules. Otherwise, you should notify the tenant in writing that you want possession of the property on July 31. If they do not leave then, you will have to file a dispossessory (eviction) action.
