Tenant Removal

I own my house. My boyfriend has lived there for 15 years. He gives $400/month. There are no written rental documents. I would like him to leave. He refuses. He threatened to tear down the sun room he paid to have built onto the house. What are my rights?

Serve him a 60 day notice to quit as a subtenant. Find a way to put up with him for 60 days. On the 61st, you will file for unlawful detainer. Check back with me and I will tell you how. It will take about 20 days after that to have the sheriff toss his has.

Actually, 60 days notice as a tenant, not subtenant because you own the place.
