Legal Question in Real Estate Law in Georgia

I am about 6 months into a 12 month lease. I live in Georgia. The place I'm living at has a safety issue. There is a screened in porch that has a screen missing, and it is about a 5 foot drop to the ground. I want to know if I disclosed this to my landlord and 20 days ago if he is now in breach. I was told that the landlord has 14 days to make any repairs that are a safety concern. Please advise.

If the screen is an actual safety issue, call your local city or county code enforcement to come out and get the landlord written up. When they get a ticket, they likely will do the repair.

Obviously we don't have pictures, but you'll likely have a hard time arguing the screen is a safety issue. Screens keep bugs out and provide a (very) little privacy. They are not structural and are not meant to keep someone from falling. Experience landlords often get used to tenants turning small issues into big ones to try to get out of a lease. That may or may not be the case, and the screen may very well be an annoyance, but something like that is usually a minor issue.
