apartment rental in ga

I just found out that my neighbor 's rent is 160 dollars less than me, he signed an 11 month lease and i signed a 12 month lease just the month before. We are in the same building, same floor plan. He has new carpet and wood floors. I have none of that. What legal rights do I have to have my rent lowered?

Your rights are in the contract YOU signed - not the one your neighbor signed. Read it and see if you have any right to have your rent reduced because someone else got a better deal. Most will not. Similarly, it probably does not give the landlord a right to raise your rent if a new tenant moved in at a higher rate.

None. Your rights are defined in your contract which you negotiated with the landlord. When you negotiate a contract you do the best you can to get the best deal and the other party does the best they can to get the best deal. Always investigate before you buy, not after. If you have ever purchased a new car you know that the prices vary from buyer to buyer and it isn't always fair but its legal.
