can't get a old friends name off my property taxes

i had an old friend live with me from 1996 to 2000, she was on my property taxes during time i was having lots of back surgeries, she hasnt lived with me since 2000 and has never payed taxes,insurance , repairs. she refuses to sign a quick claim deed. if for some reason i pass away she will get my home instead of my children. Is there anything else i can do to get her name off?

You leave out most of the story, starting with why you have any right to ask her to give you a share of the property in the first place. As for death, your heirs will get what you own, whatever that is, unless there is a right of survivorship in the existing deed. Apparently you own only a portion of the house.
