Legal Question in Real Estate Law in Georgia

I have been a homeowner in my community for 13 years and other neighbors as well. The house next door to me has seen numerous tenants renting over the years. Most recently, the tenants in that home have managed to burglarize my home three times, steal my minivan and steal my electricity. There have been witnesses to the burglaries, in which the detective issued warrants earlier this week. However, I am wondering what responsibilities the owner of that home has with regards to a lawsuit I wish to file because I cannot keep filing claims with my insurance company for fear of them dropping me. Can I sue the homeowners for negligence?

Unless you can show that the homeowner knew about the activity and could have prevented it, or somehow participated in it, a very high threshold, obviously not. You could sue the burglars of course. But the suit you suggest, absent very unusual facts (and yiou have given none) would be frivolous and probably grounds to assess attorneys fees against you.
