Legal Question in Real Estate Law in Georgia

A new neighborhood is being built behind our house and a sewer line is being installed about 10 feet from our property. According to a county law we have to sign an easement to allow this to happen since we are so close to the line. I want to know how much power do we have in this situation? They are offering to plant some trees behind our house to give us some privacy from the new neighborhood. If we have to sign off for this to happen dont we have the power to ask for more, possibly a monetary payment? I also want to know if we sign the easement will our house lose any value and if there is a problem with the line can they come on our property without our permission to fix it? And can they install new lines on our property whenever they want?

All good questions - likely they can force an easement since there is a public purpose. While you likely don't get compensation (although it is possible you could) and they probably CAN come on your property, it would be smart to have a local lawyer review their proposed language before you agree - and he can address those questions, including possible payment.
