Legal Question in Real Estate Law in Georgia

I purchased a home at the foreclosure auction, in Georgia in Oct 2011.

The security deed that foreclosed was filed in April 2003.

This home has a HOA lien filed in Aug 2010.

Does this HOA lien survive the foreclosure?

Your best option is to employ an attorney to review the title--many individuals who buy properties at foreclosure have the title examined BEFORE they bid on the property.

This tells me that you bought at an auction with no knowledge of what you were doing, a very dangerous thing. In an auction, you want to examine teh title before you bid, and additionally many auction companies make owners title insurance available.

At this point, pay a lawyer, run the title, and see what your rights are. You would have spent far less to check before you bid.
