Legal Question in Wills and Trusts in Georgia

Property

A Mother & Father promised to the son 4 acres and a house upon their deaths. The mother dies first and the father remarries and sells the 4 acres and the house to a stranger. The father pays the son what is the fair market value of when the promise was written in a Trust with the first wife. Can the son after accepting the monies for the fair market value of 10 years ago, sue the father and if the father dies sue the stepmother for today's market value?

Re: Property

Promises to make gifts are not enforceable, and wills can be changed at any time. No one is "entitled" to inherit anything.
