Collecting on a verbal agreement

My husband and I manage a bed and breakfast. It is going to be sold in February. When my husband and I took over management, our VERBAL agreement with the owner was, if he sold before our year was up, he would compensate us monetarily. He is now saying that he is not going to pay us. I know that the agreement is valid because we provided a service. But how do we go about collecting? Can we put a lien against the property before he sells? Do we have to go to court in order to do this? Should we contact an attorney???? Help...
