family as tenants

ten years ago my parents died and left me property in hawaii. prior to that my sister had borrowed from her inheritance to build a house on the property. when my parents died they left the property to me my sisters house included, she got other properties instead. she is still living on the property and paying me a small amount to help cover the property tax. i have notified her that i need to increase the amount she should pay and she has refused. do i have a right to request that she move if she doesn't agree to pay a higher amount.

Yes, you have the right to raise her rent or evict her from the property if you are the only one on title. However, you must follow a very careful process under a few different areas of law or she could end up with the property 10 years from now. Aloha, Jon A. Zahaby
