Legal Question in Real Estate Law in Idaho

Breaking a Lease

I signed a 12-month lease but was transferred by my company to another state after six months. I gave my landlord 45 days notice, paid an additional six weeks in rent, and forfeited my $850 deposit. They have not actively sought new tenants. They also want me to pay the rest of the lease. I provided them with a letter from my company stating that I was being relocated. How much of the remaining lease am I responsible for?

Re: Breaking a Lease

You are liable for the entire amount but the LL is required to mitigate his damages and try to rerent the premises. If you can prove that the LL isn't trying to relet the premises you should be able to get some of the money back.

Also, If the LL did keep the security deposit he must provide you with an itemized statement that details what he used the security deposit to pay. My teleph numb is 208-345-3817 and I do provide a 1/2 hour free consultation if you contact my office.
