Legal Question in Real Estate Law in Illinois

my husband and i have been separated for 9 months. we were buying a house contract for deed. because of my health problems i need to stay on his insurance so we decided to stay married until my medicaid started. my question is ... is there a way to quick-deed the house over to him. he has totally destroyed this house and i dont want to be responsible. thank you for your help

It is called a quit claim deed and only transfers your legal title to the land.

A quit claim deed. However, that will not release you from your obligation with the seller to buy the house. In other words, if your husband stops making payments, you may atill have to pay the seller.

A quit claim deed will not change your obligations to the seller, it will only give your interest in the real estate to your husband. In effect, then, you will be responsible for the money and the maintenance, but you will not be entitled to ownership.
