mobile home sale

6 months ago i sold my nephew a moble home with the verbal agreement he would move it off my property. he has threatened to rent it out. i don't want strangers living in my yard. he has threatened to move into it where it sits rather than moving it out of my yard. i had to file 'lost title' i now have the title still in my name. now he says he's trying to resell it. he has even asked me to buy it back. if i'm forced to buy it back, at what price? can i charge him a land rental fee or a storage fee? what are my legal options? can i evict him off my land? my home owners insurance doesn't cover the moble home because it should have been moved. my insurance doesn't cover me as a 'landlord' either. i am still responsible for paying taxes on it and have continued to pay those taxes. it was sold for $2500. can i sell it to someone else willing to move it? what if the resale nets less than $2500? it is not only an eyesore, it is unfit to live in where it sits (no utilities) i wonder if he leaves the moble home sitting on my land long enough does it become my property again? i had a new home built on the property, all i wanted was the moble home moved. any advice or information on which laws cover this would be wonderful. thank you

There is a lot of information here. The first question to figure out is who has title to the mobile home? Just because you filed a "lost title" claim does not mean that your nephew could not defeat that claim in Court.

Your biggest issue is that you made an oral agreement for him to move the mobile home - oral agreements have little effect when there is a written title in place. But that may not be an issue because even without an agreement, you have the right to insist that the mobile home be taken off of your property. You could file a lawsuit to have it removed, but there is probably a better way to do this.
