While bidding on a property in Las Vegas Coldwell Bank had us sign an exclusive till 12/31/08. After reading we found they wanted $795 for broker fees and also if Seller does not pay full 3% we pick up the additional amount. Are we legally bound till the end of the year to stay with that real estate or are we only bound to the propeties they showed us

If it's "exclusive", you're probably bound. But I'd have to read it to be sure. Why don't you just ask them if they'll let you out because you're not satisfied for whatever reason?
