Sewer Line Relocation

I had subdivided - a 180 x 100, Into 2 90 x 100 lots.

Lot #1 has a house on it. Lot #2 is vacant. The sewer line from lot #1 runs through lot #2 which runs into the main sewer. I have an offer to sell both lot #1 & #2. Lot #2 which is vacant a builder wants to build a house. When he puts in the foundation he will break the sewer line from lot #1. Now the sewer line has to be relocated. Who is responsible for the relocation cost of the sewer line. The purchaser of lot #2 who wants to build on the vacant lot or myself the seller of both lot #1 & #2?

I have discloused to the purchaser of Lot #2 that there is a sewer line from Lot #1 through lot #2.

If you still own both lots the cost of relocation is negotiable, if you sell lot 2 without reserving a sewer line easement and give a warranty deed you are in trouble, better see a real estate lawyer to avoid the pitfalls.
