Land Trust

Is a land trust necessary? If you have a will and have your property divided in the will, do you need a land trust so the property does not go to probate?

Your property does not get divided in your will. A will only directs property in the decedent's sole name, and a will certainly does not avoid probate. If you want to avoid probate, consider setting up a "living trust."
