Legal Question in Civil Rights Law in India

my father had a Ghaziabad development flat. he was died. he had his wife and two daughter. then this flat was transferred in my mother name through mutation. later my mother did a will in favour of my sister. now my mother is died. I want top know that my legal right in my father property is transferred to my mother through mutation or it was just for transferring title in house tax etc.

secondly am i still having legal authority to have half of that flat???

Mutation is basically for house tax purpose and it is conditionally dependent on the title of the applicant. If title is found bad later then mutation can get cancelled. Kindly inspect the municipal file to see on what basis the property was transferred in your mother's favour. If it was on basis of your father's will then you have lost the game. If not then the mutation was illegal and your mothers title was bad.
