want to Property name change

My grandma owning our Mumbai house as well as native place house. my grandma hving 2 son & 2 daughter. my grandma want to change ownership of my mumbai house from grandma to my father's name. & she want to divide all property into 4 parts 1. grandma 2. my father 3. her 1st daugter 4. her 2nd daughter except her 2nd son.

bcause we all don't want to share this property with 2nd son reason he's outline. is this possible for my grandma. could you help me for this.

If the properties are self acquired properties of your grand mothe then she can dispose the same as per her wishes otherwise she can not debar second son.Second son acquires right to share in ancestral property,if the property is ancestral one.

yes, that is possible, if you are governed by Hindu Law and the property in the hands of your grandma is not ancestral. You may draw a family settlement on the desired lines and submit the same to the concerned authorities for name change in records of rights.

If the property to your grandma is her own property, i.e. property bought out of her own earnings, or property inhereted from her father, then in that case, yes such settlement is possible and you can exclude the 4th son from the property.

For change in names, either your grandma can draw gift deed in favour of her sons, or there can also be family settlement, or she can also draw a will (WILL comes into force after her death), by which title to the property will change, and then such deed can be presented before the authorities for change in name.
