I am staying in a rented premises for last 20 years, now my land lord want to vacate me and demolish that property for reconstuction, how can i obtain stay order against my land lord

No, you cannot. Landlord has a right to do construction. However, if your rent is less than 3,500 per month and the area falls where Delhi Rent Control Act applies you will have right of re possession an equal area after reconstruction as a tenant again. You may stop construction if the plan is not sanctioned

in case the property belong to slum area, the landlord has to seek permission from Slums court to initiate the eviction proceedings. once the suit for eviction is filed, you may defend your case. is the building in dilapidated condition or not???
