can a landlord of a building sell the terrace area to any person

What do you exactly mean by terrace.

Balcony in front of you home or roof at the top.

He can sale the roof at the top as a floor, if it is not specifically written in you tenancy contract that it is rented to you with the property for your own use.

he building bye laws should allow the landlord to sell the terrace separately. in case the construction on the terrace is not allowed as per law, he may not sell it.
