Legal Question in Investment Law in India

I have signed a form with some terms & condition of a limited company to book 2 kata of land in Rs. 40,000/-.The conditions were that I would get either 2 kata land or 80,000/- whichever is feasible after completion of 5 years from the date of booking.They gave me a certificate of Rs.80,000/-. After 15 days they sent me a letter that if I want then I can registry the said land in my name. I refused that letter and after a month I made an appeal to the former company to return back my money. But the company replied that I am making breach of contract.So the money will be definitely returned either deducting a penalty charges @35% from Rs.40,000/- i.e. Rs.22,000/- or after completion of 5 years and the returned amount would be Rs.80,000/- as stated in their certificate which will be more beneficial to me. Can I return my money if I sue a case against the company?
