Legal Question in Landlord & Tenant Law in India

Dear Sir,

My mother owns a commercial building in Kerala where the ground floor rented out by a party on an yearly basis rental agreement since 2 years. But recently they closed the shop due to high electricity bill (which they have to pay) and the rent is due last six month. It seems the advance amount cover total of the rent due and electricity bill and we are tired by asking to clear the issues and open the shop. As the rental agreement is going to expire this October, is there any easy way to evict this tenant without bearing much expense and delay to us.?

It all depends on approach of the tenant or licensee.

If both of you agree mutually, you may execute appropriate writing about vacation of premises etc.
