lease deed of shop in new delhi.

one of the clauses in lease deed states 20% increase over the last paid rent after expiry of three years.

Can i enforce the 20% increase in rent after expiry of three years in court if the lease is more than one year and not registered.

Yes, you can very well enforce the Increase in 20% rent after the expiry of three years. Registration becomes relevant, when any party has to prove a document and other party denies it. If both parties accept the Lease in Court, in such a case, it is as good as Registered Lease deed, otherwise it is required to be proved through witnesses and other circumstances.

you can well do so. However your document is likely to be impounded and if registration is mandatory you would not be able to prove your right for want of registration
