Precautions before renting a property.

What is the procedure to be followed while giving a residential house on rent in Delhi to ensure that there are no complications while getting the house vacated. What kind of agreement & special clauses can be inserted in the agreement , & whether the agreement has to be registered anywhere to ensure that the tenant does not refuse to vacate & pay the rent in the future.

Re: Precautions before renting a property.

A Lease Deed need to be executed between the parties.

Certain safeguards include say fixing the term of tenancy (if it is above 11 months, it need compulsory registration), rent (if it is below Rs. 3500, it would attract provision of Rent Control Act)and other things.
