Our tenants are staying for the past 25 years and paying rent regularly.We have no rental deed till now.Now we want them to vacate our premises but they are refusing now but they are ready to increase the rent amount.Is it possible for us to prepare a rental deed now ?For how many years is it advisable to prepare a deed.

You may reach a mutual settlement with the tenant and prepare a fresh deed on enhanced rate of rent. However, if the agreement is for more than one year, it should be got registered.
