Legal Question in Real Estate Law in India

i am 40 years old F/M, got married and have 2 children, i use to stay in my uncle house ( my late father's elder brother )for past 20 years now, my uncle dont have any children and his wife passed away in 2000, now my uncle age is 86 years, he wants to transfer his properties ( house having 6 flats situated in chennai metro ) to me and my siblings, pls advise us ways availble to avoid stamp duty , at the same time we need seprate ownership after his death. please advise
