Agreement validity

I would like to know the validity of an agreement of sale of land if the purchaser has failed to fulfil it's part of the agreement. What is the time limit of validity of such agreements? Can seller go ahead with selling land with other party?

It all depends on the term of the agreement. If time was made essence of the agreements, then after lapse of three years from the stipulated time, option of purchaser to approach court is barred by limitation.

It is a valid document and if either party fails to full fill the obligation under the agreement then other party can compell through court of law to full fill the obligation or to pay the compensation in lieu of damages caused by infringement of agreement.
