Legal Question in Real Estate Law in India

Dear Sir;

1. In 1981, Mr. ‘A’ purchased 400 squire yard land plot ‘P’ in Utter Pradesh, India, in the name of his son ‘S’ who was minor at that time (now major). It was registered in Tehsildar office. This plot was near a town ‘T’ but beyond municipal limit. ‘A’ constructed boundary wall and allowed his younger brother ‘B’ to use it with the intention that half plot would be given to him. ‘B’ consructed small house on half portion with consent of ‘A’ and started living with his family.

2. In 2010 the above area came within municipal limit of town ‘T’ and municipality marked house number on the entry door of the full plot ‘P’. It is understood that Mr. ‘B’ has been recorded by municipality as the occupant of the house.

3. Family relations are good and ‘S’ is willing to give half plot, including the house on this portion to 'B', as desired by ‘A’. It is expected that 'B' would co-operate for doing the needful.

KINDLY ADVICE

(i) HOW TO TRANSFER HALF PLOT, 200 SQUIRE YARD AREA (including house on this portion), TO ‘B’?
