Legal Question in Real Estate Law in India
I want to give my flat on rent in kolkata but currently I'm in bangalore and my brother is in kolkata & soon will relocate to b'lore.My ques is is how to take the rent as physically there is none to take it in kol.Is there any legal term to add in the agreement so the tenant are bound to give it via PDCs or something.Please advice.

you may ask the tenant to issue PDC for the entire year or period for which the lease is being executed.

the term may be included in the lease agreement itself and the fact of receiving all the pdc must also be incorporated. The dishonour of two cheques may be written as a condition of termination of the lease in addition to remedy under the Negotiable Instrument Act.
