My mother, me and brother want to make a registered partition deed in the sub registrar office ,of property which includes my late father's self acquired land, self acquired land in mother's name, and self acquired land in my name for equal share of each irrespective of present ownership of each. Will the registered parttion deed valid for mutation and our ownership?

you may have to check with the sub registrar and to my mind, it may be valid.

though individual properties, to begin with, are not the subject matter of joint properties for partition, but one may mix and give up the individual character of the property. After giving up, the properties may be divided by way of registered partititon deed
