My parents are having a hosue in their joint name which they have given on rent to 2 different tenant (GFand FF) in ludhiana.Now they are not vacating the house and also delaying the rental payment regularly.They are harrasing us and not willing to vacate. we have done the renatal agreement for the fisrt year but later not done. They are leaving for last 3 years. My parents are living with me in delhi.We want to get our house vacated as we want to sell this property.How should we proceed as the tenants are not willing to vacate without legal action. How much time will it take if follow a legal process

your agreement for the first year will certainly be helpful to you. Unless you file the case, the process is not going to even begin. However, time wise no one can say anything. but what is your other choice.
Have faith in god and start the process by engaging a lawyer, preferably in Ludhiana where the property is situated. You may also take a power of attorney from parents and pursue the case yourself so that parents do not have to do the running around.
the tenant is no more a tenant and became a trespasser after the lapse of agreement of one year. you may file a suit for possession against the tenant as the tenant has no legal right to stay in the house and you are under no legal obligation to keep him as a tenant.
