Legal Question in Real Estate Law in India

my patta cultivated land adjoint with sarkar natham kalimanai(vacant plot)area of 3 cents.but one cent is acquired by me with above land and the other two cents are acquired by my brother's son.Here the above party sale the area without registration.the purchaser occupied that 2 cents and my one cent area.Can i claim my occupied area, one cent?

please give the advice for further moving.

Dear Sir / Madam,

Yes. Is your plot of land in the Karaikuddi township proper; or is it adjoining the Alagappa University ? Even if your brother's son sold his two cents of land without registration, you still remain the owner of one cent in your name, more importantly so if your land title deed is already registered with the local authorities in Karaikuddi.
