u need to see that the person who is selling you the house has a clear title and the property is free from encumbrances. for this purpose, you may hire a lawyer for the purpose of preparing a search report on that property.

I feel you are spending lot of money and therefore you should go for Title search of the property before getting into any transaction with the seller.
