Legal Question in Real Estate Law in

I had purchased a property in my name in the year 1974 when we lived as joint family. I got married in the year 1978 and we seperated from joint family in 1998. In the year 1986 i had written a settlement deed in my wife's name it is unregistered. Later in 1990 i had written a unregistered Koorchit for the same property in my brother's name. i had been paying property tax in my name till date. Please clarify which of the above two transaction is valid as per law?

you should use the general term. what is Koorchit? this question was raised earlier also but I could not answer as i did not know the term Koorchit
