real estate--ownership property.

2-wnershp propty's A-in the name of X(bro.)B--(other bro.) in yr 68 MR- X shfted in proprty of MR-Y.after marriage.mr Y is staying in MR A's property alonge with his family&other bro,-unmarraied-sister. A died with my nomination despite having LEGAL HEIRS.neither-claiming rights nor responding to regd-a.d. notices forselling the proptyA &distibution of %share among jnt-stake-holders(circumstancial). they want ALL TR DOCMNTS of proptyB to be signed first. as a TRUSTEEof proptyA i m spendding considerable amount on MAINT&REPAIRS. (circumstancial situation suggest that Both properties could-not have been possible with indivisual earnings but through jnt/common pool) for last 6yrs. non of them contribute. Q.what is the practcle solution ou t?what will happen if i send A BILL+INTEREST+PROFESSIONAL FEES &still they dont pay? what will be the LEGAL implication/s if i dacide to sell propty-A via PUBLIC NOTICE? advise badly needed.
