Legal Question in Real Estate Law in India

I am Sanjay Kr Bhattacharyya, aged 57, residing at Serampore, Dist-Hooghly, WB. Through this email id kindly advise me on the following:

My deceased mother's parents died leaving an undivided residential property worth Rs.3 crore at Bhawanipore, Calcutta-25. As I am a legal and legitimate heir to that residential property, kindly advise what would be my safeguard/ any legal step in the event that other legal heirs who already reside in that undivided residential property, sale / dispose of the by same striking a secret/illegal deal with local goons, property developers or promoter without intimating me as it may not be always possible for me to keep track of their activities concerning the property located at Bhawanipur while residing far away in Serampore. Kindly give me your valued opinion through this email id.

you need to file a suit for partition in respect of that property and also seek stay against the people who are in possession of the property from transferring the same to some third party or creating any third party interest by selling, mortgaging, renting etc.
