Legal Question in Real Estate Law in India

I have one shop in the main market(commercial place), it is on rent from the last 37 years, now my business is not doing well
1.Can I close down my shop for some time will it affect my tenancy right.
2. Can i start a new business in partenership?
From the last few years we are sending our rent through money order as they had refused to collect in cash
(rent receipt is on my individual name.)

You may close down your shop butcontinue to pay the rent. Also advisable to maintain the possession by opening it once in a while

this question earlier also negativated as it would amount to sub letting
