Legal Question in Real Estate Law in India

i am staying in a flat for rent.my owner is asking me to vacate the flat by oct 30th, she has sent me a letter to vacate the flat..i have entered into agreement for 11 months.and just in case if i am ready to vacate the flat also....the owner is telling that she will only pay my deposit after me vacating the flat.I would like to know is there a rule that the owner can pay the deposit amount only after vacating the premises.kindly help.

If the owner is unreasonably asking you to vacate in violation of lease agreement, You can refuse by sending appropriate legal notice. We have to see the agreement ( you can send the same as scanned file to me at [email protected]) to see what are OTHER DEDUCTIONS that you may have to pay to get back your deposit( Many Bangalore landlord put conditions like deduction for painting ( even if they dont paint!!!), deduction of rent up to month end ( even if you vacate on 2nd day of the month) and EXTRA month rent as penalty !!! etc.. all these you can avoid by sending legal notice.
