Legal Question in Wills and Trusts in India

My friend is having a will dated on 20/2/2002 on his name done by his cousin,his cousin has died on 15/8/2003.It is an unregistered will and the whole property is of 10 acres in that my friends cousin has registered 2 acre property to a distant relative, the intention is to get a better price if the govt acquires the land in land ceiling Act .He did not gave the registered sale deed to the relative nor the relative knows about this transaction.In Agriculture pass book the total extent is in my friends cousin name only which is updated on year 1999.Now the property is in civil court between my friend and my friends cousin (Who has Died) cousin brother.plz let me know what will be the consequences.
