contract terms not met

I went into an agreement to purchase a website. I paid half of the amount, but now the person I bought the website from has taken close to 3 months and I have nothing to show for the purchase and not one of the items in the contract I signed has been delivered. How do I break this contract and get my 30k and other business expenses back since it doesn't look like he is going to follow through?

you can file suit based on anticiapatory breach. You may be able to get a mandatory injunction since th website is unique property.
